What does an Owner's Representative actually do — and how is that different from a project manager? +
A project manager is typically hired to execute work. An Owner's Representative is something different — we step in as an extension of you. We don't build anything, and we don't manage the contractor's team. What we do is make sure you get what you're paying for. We sit across the table from your contractor on your behalf, ask the questions you don't know to ask, review every change order before it touches your budget, verify that work is actually complete before payments go out, and keep the pressure on the schedule. Think of us as a partner who already knows every move a contractor is likely to make — and is there to make sure your interests win every time.
Do I need an owner's representative on my renovation? +
If your project is over $1M and you don't have a full-time construction manager on staff, the answer is almost certainly yes. The cost of OR services is typically recovered many times over through change order savings, timeline protection, and catching issues before they become expensive problems. For projects in the $2M–$10M range, the risk of going without professional oversight is substantial.
How much does owner's representative service cost? +
For most projects, OR services run between 2–6% of the total construction cost depending on project size — smaller projects run 4–6%, mid-range $1M–$3M projects run 3–5%, and larger projects over $3M run 2–3%. On a $500K project that's roughly $15K–$30K. On a $3M project, $90K–$150K. We already have a general contractor. Why do we need Casa Verde? +
Your GC works for their business. Their job is to complete the project at maximum margin. Our job is to be an extension of you — showing up with your authority, reviewing their work, scrutinizing their invoices, and pushing back on change orders that aren't legitimate. Having an OR doesn't mean you distrust your contractor. It means you have a knowledgeable partner in your corner making sure the contractor delivers exactly what they promised, at the price they quoted.

The earlier the better. Ideally before you've signed a contract with your general contractor — because one of the most valuable things we do is review and negotiate that contract before you're locked in.
